What is shared, and who looks after it
We are a 48-house project, not a township. So we are not going to show you a picture of a clubhouse we are not building. Here is exactly what is here.

Your own parking, at your own door
Every house has a private parking space right in front of it. Room for your car, your two-wheeler, or both.
No basement ramp. No hunting for a space at night. No neighbour's car blocking yours. You step out of your front door and your car is there.
Visitor parking is separate, in the common area. So when family comes over on a Sunday, they are not parking in your space, or your neighbour's.
Security
The whole of Lake Tree Avenue sits inside one gated boundary, with an entry gate and a security cabin. There is security at the gate 24 hours a day, and CCTV cameras at the entry gate and at points along the avenue. Every house also has a compound wall at the back.
But the thing that really keeps an avenue safe is simpler than a wall. All 48 front doors face the same street. Neighbours see each other every day. A stranger walking down the avenue gets noticed.
Who maintains it
This is the question that decides what the project looks like in five years, so here is the honest version.
Who runs it: the developer sets up a maintenance society for Lake Tree Avenue. Every homeowner is a member.
How you pay: once a year, not every month. One payment and you are done for the year.
What it pays for: security staff at the gate, housekeeping staff for the avenue and common areas, the trees, plants and garden, the street lights and other common electrical equipment, and the other shared running costs.
How much: the annual amount is not fixed yet. When it is, we will put it here. If you ask us before then, we will tell you exactly where it stands.
Why it costs less than a tower: there is no lift to service, no pump room for ten floors, no high-rise fire system and no corridors to clean on every floor. The society looks after the gate, the avenue, the lights, the garden and the visitor parking. A shorter list means a smaller bill.

A floor plan is a drawing. A picture is a picture. Neither tells you how the living room feels at four in the afternoon.
