Buying a house in Vadodara when you do not live in Vadodara
Families from Anand, Nadiad, Bharuch, Ankleshwar, Halol, Godhra and Ahmedabad want to buy in Vadodara but cannot keep driving down every weekend. It is completely doable. Here is how to do it without wasting six Sundays.
Before you drive down
Do all of this from home. It takes one evening and saves you two trips.
- Look at the actual floor plans, not just the pictures. Every dimension of both our plans is on this website, free, no form.
- Ask for the price on WhatsApp. You should not have to drive two hours to find out something that fits in one message.
- Ask for a video walkthrough. We can walk through on a video call and point the camera wherever you want.
- Check the distances that matter to you, not just to the city centre: your office, your parents, your child's college.
- Ask what is extra. GST, stamp duty, documentation, the electricity meter deposit. Get that list before you travel.
Planning the one visit that counts
Come on a weekday morning if you can. You will see the traffic as it really is, and we will have more time for you.
Tell us when you are leaving and where from. We will keep the house open and keep an hour free. Nobody should drive two hours and find a locked gate.
Bring a measuring tape, a photo of your current furniture if you are wondering what will fit, and the family member whose opinion will decide this. Bringing them on a second trip wastes the first one.
While you are here, stand in both plans, walk the whole avenue and go up to the terrace. Allow about two hours.
A note on stamp duty
Gujarat has offered a stamp duty benefit when a woman is an owner or co-owner of the property. If your wife, mother or daughter will be on the papers anyway, ask your lawyer about the current rule before registration. It can save a real amount, and the rule does change.
The loan, from another city
Most of it is remote now. Documents go by email or app, and the bank's valuer visits the property, not you. The easiest route is usually the bank where you already hold an account. Read the loan guide.
