Waghodia Road, Vadodara: an honest look

If you are thinking about buying a house on this road, you probably have the same questions everybody has. Here they are, answered straight, by people who build here.

Is it too far out?

It used to be. It is less so every year.

The test that matters is not how far it is from the city centre. It is how long it takes you to reach the places you go every week: work, school, your parents' house, your doctor. Check that against your own week.

What has changed is that more of those places are now on this road. Parul University, Sumandeep Vidyapeeth and Dhiraj Hospital are each about 2.3 km from Lake Tree Avenue. Avalon World School is about 2.5 km. Waghodia GIDC is about 4.2 km. See all the distances.

Will the value hold?

We are not going to quote you a growth percentage, and here is why.

Those numbers come from property websites, and they are worked out from what sellers are asking, not what buyers actually paid. Different websites draw the boundary of "Waghodia Road" in different places and get very different answers.

What we will say, as our opinion and clearly labelled as one: a road with two large universities and a hospital on it, which gets more built-up every year, has better fundamentals than a road with none of those.

Who lives here?

A mix, and that is a good sign.

University and hospital staff. Families who work in Waghodia GIDC. Vadodara families who wanted a house instead of a flat and found that this is where a house is still within reach. Owners who rent to students and staff.

A road that depends on one employer is fragile. A road with universities, a hospital and an industrial estate is not.

What should you check before buying anywhere on this road?

Ask every project you look at, including ours, the same questions:

  • Where does the water come from, and how much storage is there?
  • Is the campus gated, and who pays for the security?
  • Where does each family park, and where do guests park?
  • What is the maintenance, how is it paid, and who runs it?
  • What is included in the price, and what is extra?
  • Can you see the approval papers before you pay a booking amount?

If a builder is vague on any of these, that tells you something.
