What does it cost to buy a home in Gujarat, beyond the price?

On a new, under-construction house in Gujarat, expect to pay on top of the price: GST of 5% (1% for affordable housing), stamp duty of 4.9% and a registration fee of 1% (waived for a woman buying in her own name), plus the developer's separate charges and your loan costs. On every ₹10 lakh, stamp duty and registration alone come to ₹59,000.

Buyers compare prices and forget the rest, then find a gap of several lakh on the day of registration. This page lists every cost we know of, with the rate, the source and the date we checked it. It gives no project price; every example is per ₹10 lakh of value.

TDS is not an extra cost: it is part of the price, paid to the government instead of to the seller.

How much GST is there on a new house?

On a house bought while it is still being built, GST is 5% of the agreement value, without input tax credit. For affordable housing it is 1%: in a city like Vadodara, which is not one of the notified metros, that means a carpet area of up to 90 square metres and a price of up to ₹45 lakh, both together.

These rates already allow for the land: the law treats one third of the value as land, which carries no GST. The GST rate changes of September 2025 did not change the rates on residential homes.

Once the completion certificate is issued, or the home is first occupied, there is no GST on its sale at all. That is why a ready home and an under-construction home can differ in total cost at the same price.

Per ₹10 lakh: GST at 5% is ₹50,000; at 1% it is ₹10,000.

How are stamp duty and registration worked out?

Stamp duty on a sale deed in Gujarat is 4.9%: a basic 3.5%, plus a surcharge of 40% of that. The registration fee is a further 1%. They are the same for a house and a flat.

Both are charged on the higher of the price in your sale deed and the government's market value for that land, the jantri. The jantri rates in force are those revised on 15 April 2023; a further revision was drafted in late 2024 but, as far as we could find, has not been brought in. Check the current value for a property on the state's GARVI website before you register.

Pay the full duty on time. Since the Gujarat Stamp (Amendment) Act, 2025 came into force on 10 April 2025, unpaid duty attracts a penalty of 2% a month, or 3% a month if the authorities find it, with a minimum of ₹1,000.

If a woman is the buyer: the 1% registration fee is waived when a woman buys in her own name alone. Stamp duty stays at 4.9%. Whether two women buying together also qualify is not clear from the sources; ask the sub-registrar.

Per ₹10 lakh: stamp duty ₹49,000, registration ₹10,000, together ₹59,000.

What does the developer charge on top of the price?

At Lake Tree Avenue, as with most projects, these are payable separately from the price, as the developer's disclaimers say:

What does a home loan add?

The down payment. Banks lend up to 90% of the property's value on loans up to ₹30 lakh, up to 80% from ₹30 lakh to ₹75 lakh, and up to 75% above that. Stamp duty and registration are not counted in that value, so you pay them from your own money.

Bank charges. A processing fee, and often legal and valuation fees. Ask each bank for its schedule; they differ and are sometimes waived.

Interest during construction. On an under-construction home the bank pays the developer in stages, and you pay interest on what has been paid out so far. Ask how your bank handles this.

What does it cost to live in?

Maintenance. In a gated campus you pay the homeowners' society for security, housekeeping, the garden and street lights. At Lake Tree Avenue it is paid once a year; the amount is not fixed yet.

Property tax. Paid every year to the local body. Ask what it is for the property you are buying.

Electricity and water. Your own bills, metered to your home.

How do you budget for all of it?

  1. Ask the developer for the price, the booking amount and the payment schedule, with every separate charge listed with an amount.
  2. Add GST at 5% (or 1% if the home qualifies as affordable) on the agreement value.
  3. Add 4.9% stamp duty and 1% registration on the higher of the agreement value and the jantri value.
  4. Subtract the loan the bank will give you; the rest, plus stamp duty and registration, is what you need from savings.
  5. Keep a margin for loan fees, moving and furnishing.
