Looking for a 2 BHK flat in Vadodara? Compare it with a 2 BHK house first

If you are searching for a 2 BHK flat in Vadodara, compare at least one 2 BHK house before you decide. A house like ours gives about 672 to 678 sq ft of measured rooms over two floors, plus a terrace and parking at the door, with no lift to pay for. The trade is stairs and a location further from the city centre.

How do you compare the space fairly?

Flat listings quote carpet area, built-up area or super built-up area, and the three can differ by a third or more. Carpet area is the most useful: the law defines it as the net usable floor area inside the walls, including internal partition walls but not balconies, shafts or an open terrace. Always ask which figure a flat's price is based on.

For our houses we can give you something more exact than a quoted area: the measured rooms. Add up the living room, kitchen, both bedrooms and all three bathrooms from the developer's drawings, and a Type A house has about 678 sq ft of rooms (63.0 sq m) and a Type B about 672 sq ft (62.4 sq m).

So when you compare with a flat's carpet area, compare like with like: the flat's figure includes its passages and internal walls; ours above does not include the store, the wash area or the stairs. Every room size is on the floor plans page.

What changes in the monthly bills?

The EMI depends on the price and the loan, and is the same arithmetic for both. What differs is what you pay every month on top.

  • Maintenance. In owner-stated figures on 2 BHK rentals in Vadodara listed on MagicBricks, flats ran from ₹500 to ₹3,000 a month (median about ₹1,000) and houses from ₹100 to ₹1,000 (median about ₹500). Small samples, only a guide; we explain them on the house-or-flat page.
  • The lift. A flat's maintenance pays for the lift's servicing and electricity, and usually for power backup and fire systems. A two-floor house has none of these.
  • Your own repairs. In a house, the terrace waterproofing and the outside walls of your home are yours to look after. In a flat they are the society's, and the bill is shared.
  • Travel. If the house is further from your work than the flat would be, add the fuel and the time. That is the next section.

At Lake Tree Avenue, maintenance is paid once a year to the homeowners' society; the amount is not fixed yet. Ask any project, flat or house, for its figure in writing.

Is a house too far from the city?

Usually the reason a 2 BHK house costs no more than a 2 BHK flat is location: the house is further out. Look hard at the drive. These are the times from our gate, read off Google Maps:

If you work in the old city or the west of Vadodara and drive every day, the flat closer to work may genuinely be the better choice. If your work, college or family is on the east side, at Parul University, Sumandeep Vidyapeeth, Dhiraj Hospital or Waghodia GIDC, the house is the one that is closer. When should you buy the flat instead?

  • Someone at home cannot manage stairs every day. In our houses both bedrooms are upstairs, and there is no lift.
  • You want a gym, a clubhouse, a pool or power backup in the building.
  • You travel for weeks at a time and want to lock up and leave without a terrace or plants to think about.
  • You need to move in this year. Our houses are proposed for possession in December 2028.
  • You want the quickest possible resale; more buyers look for flats.

If two or more of these are true, buy the flat. We would rather lose the sale than have you live in the wrong home.

What do flat buyers forget to ask about a house?

  1. How is the terrace waterproofed, and who pays if it leaks? (Ours has brick bed waterproofing; after handover it is yours.)
  2. Who guards the gate at night, and who pays the guards?
  3. Where do guests park?
  4. Which walls are shared with the neighbours?
  5. How does the house feel at four in the afternoon? Visit then, and stand in the rooms.
