2 BHK tenament, row house or townhouse in Vadodara: what is the difference?
In Vadodara, tenament, row house, duplex and townhouse usually describe the same kind of home: a ground-and-first-floor house on its own plot, sharing side walls with its neighbours in a row, with nobody above or below. Lake Tree Avenue's 48 homes are this kind, built as 2 BHK townhouses inside one gated campus.
Search for a 2 BHK house in Vadodara and the listings use five or six words, often for the same thing. None of them has an official definition. Here is how they are used, and the questions that matter more than the label.

What does each word mean in Vadodara?
- Tenament. In Gujarat this means a house on its own plot in a housing society, usually a ground floor and a first floor. The word comes from the English "tenement", which elsewhere means a block of rented rooms, but in Vadodara and Ahmedabad it means a house. Banks use it too: State Bank of India auction notices describe houses in Vadodara societies as a "residential tenament".
- Row house. Houses built in a continuous row, each on its own plot, each sharing a side wall with the house next to it. Most tenament societies are built as rows, so the two words are used for the same homes. One Vadodara project is even named "Tenements" and sold as row houses.
- Duplex. A home on two floors joined by its own internal staircase. A duplex can be a row house, a bungalow, or a two-floor apartment inside a tower, so always ask which one a listing means.
- Townhouse. The international word for a row house of two or three floors with its own front door on the street. It is the word we use for our homes.
- Bungalow. A house standing free on its plot, with open space on every side and no shared walls. It needs a bigger plot, so it costs more.
- Independent house. Used loosely for any house that is not a flat. Strictly, it means a detached house, like a bungalow. If a listing says independent, ask whether any wall is shared.
There is no government or newspaper glossary that fixes these words in Gujarat. This is how they are used in listings, bank notices and everyday talk, with examples in the sources below.

What should you check when a listing says tenament or row house?
- Whose name will the plot be in? With a row house the land under your house should be described in the sale deed, with its area. Ask for the plot number and the plot area.
- Does "duplex" mean a house or a flat? A duplex flat on the fifth floor is a flat, with a lift and a society to match.
- Is the terrace yours, or shared with the row? Ask how you reach it: from your own staircase, or from a common one.
- Where do you park, and where do guests park? In older societies, cars line the internal road.
- Who looks after the roads, lights, gate and drainage inside the society, and what does it cost each year?
- Which walls are shared, and are they full brick walls? Ask what is between your house and the next one.
- Is the land converted for housing and is there a building permission? Ask to see the papers, and have your lawyer read them.
An old tenament or a new townhouse?
An old tenament is ready now. You can see exactly what you buy, the neighbours are already there, and the price is often lower for the land you get. Against that: the house may be twenty or thirty years old, the wiring, plumbing and waterproofing may need money, the plan was made for another way of living, and a bank may lend less on an older building.
A new townhouse is built to a current plan with today's materials, usually with a bathroom for each bedroom, and nothing needs redoing for years. Against that: you wait for construction, and you are trusting the developer to finish. Visit their earlier work before you book.
Neither is the right answer for everyone. If you need a house this year, look at resale. If you can wait and want the plan and the papers new, look at new projects.
Where does Lake Tree Avenue fit?
Our 48 homes are townhouses in exactly this sense: each stands on its own plot of 703 to 1,050 sq ft, with a ground floor and a first floor, its own front door, its own internal staircase and its own terrace. The houses stand in rows and share side walls. Nobody lives above or below you.

Is a tenament the same as a row house?
In Vadodara, mostly yes. Both words describe a house on its own plot, usually ground plus first floor, built in a row with shared side walls. Some people use tenament only for older society houses and row house for newer ones, but there is no formal difference.
Is a townhouse an independent house?
It is a house, not a flat, and it stands on its own plot. Strictly, it is not detached: it shares its side walls with the houses next to it. A detached house with open space on every side is a bungalow.
Can I get a home loan for a row house or tenament?

Is a duplex a house?
Only sometimes. Duplex means a home on two floors with its own internal staircase. It can be a row house or a bungalow, or a two-floor apartment in a tower. Ask which one before you visit.
