What exactly is for sale?
48 houses in one gated campus, built by TAM Developers. They are all 2 BHK, and they come in two plans. The plans differ in how the rooms are shared out, not in what the house has.

31 of the 48 plots are 715 sq ft or less; the other 17 are corners and the heads of rows, with more open land around the house. The house built on each plot is the same plan; a bigger plot gives you more land around it, not more rooms. Every plot and its area is on the site plan.

Lake Tree Avenue is on Waghodia Main Road, Kamlapura, Vadodara. The gate is next to Spunpipe & Construction Co., between Parul University and Sumandeep Vidyapeeth, on a 12-metre town planning road. Inside the campus the roads are 7.5 metres wide.

Distances and drive times were read off Google Maps from the site gate in October 2026. Traffic changes the times; the evening drive into the city takes longer. All 21 places are on the location page.
Who is this house right for, and who is it not right for?
It suits you if you want your own front door, nobody living above or below you, a terrace you do not share and a small maintenance bill, and you work, study or have family on the east side of Vadodara.
It does not suit you if someone at home cannot climb stairs every day (the bedrooms are upstairs and there is no lift), or you need a gym, a clubhouse or a swimming pool. A 48-house campus does not have them.
It does not suit you yet if you need to move in before December 2028. The houses are being built now, and that is the proposed date for completion and possession.
Know this before you visit: the houses stand in rows and share side walls with their neighbours, the balconies are standing balconies two feet wide, and at the front there is no wall between your house and the next one. The whole campus is inside one gated boundary with 24-hour security.
What does the price include, and what is extra?
The price is given on call, plot by plot, because the plots differ in land. Call or WhatsApp +91 87587 56666 and ask for the price of the plots you like, the booking amount and the payment schedule.
These are payable separately from the price, as the developer's disclaimers say:
- Development charges
- GST
- Documentation charges
- Stamp duty and registration
- The G.E.B. meter deposit for your electricity connection
- Maintenance: a one-time deposit of ₹1,00,000 at the sale deed, used for each year's maintenance until it runs out; then paid once a year (the annual amount is not fixed yet)

How do you buy one?
- Read the floor plans and the site plan at home, and note two or three plots you like.
- Ask on WhatsApp for the price of those plots, the booking amount, the payment schedule and the list of charges payable separately.
- Come for a site visit with the people who will decide. Walk the avenue, stand where your plot is, and see the road at the time of day you would drive it.
- Ask to see the land and building papers, and have your own lawyer read them and the agreement before you pay anything beyond a booking.
- If you need a loan, start with the bank where you already have an account; they will value the property and sanction the loan.

Is this a flat or a house?
A house. Each home has a ground floor and a first floor on its own plot of land, with its own front door, its own staircase and its own terrace. Nobody lives above or below you.
Is Waghodia Main Road the same as Waghodia Road?
Yes. Waghodia Main Road is the main stretch of the road most people call Waghodia Road, running east from Vadodara towards Waghodia. Lake Tree Avenue is on it at Kamlapura, PIN 391760.
